What the hour covers
We start with the complaint and work outward from it. Surface temperatures on the walls in question, dew point of the air in those rooms, moisture content in anything suspected. Then the places this valley hides things: the far uphill end of the crawl space, the attic including where bath fans actually terminate, and the return duct if it runs through unconditioned space.
What the written scope contains
You get paper, not a handshake and a number. It opens with the readings and where they were taken. It states the standard the work follows. It separates what comes out from what gets cleaned in place, gives a drying target as a moisture content rather than as “until dry,” and carries one sentence naming what kept the surface wet. Moisture correction is priced as its own line so you can see both halves. Every number matches the cost guide.
Buying a house?
Mention the inspection deadline and we will schedule inside it. On a hillside home the crawl space is where the expensive surprises live, and the difference between a condensation correction and a full crawl remediation is exactly the kind of thing worth knowing while you can still renegotiate.
Inspection questions
Is the inspection really free?
Yes, including the surface temperature and dew point readings, moisture content in materials, the crawl space entry, the attic look, photographs, and the written scope. We charge for work you approve and nothing else. Visits that end with 'run the bathroom fan and check again in a month' are free too.
How long does it take?
About an hour for a typical house. Hillside crawls, large homes, and properties where we walk more of the exterior run longer. We would rather spend twenty extra minutes reaching the far uphill wall than write a scope from the hatch.
Do I need to be home?
Someone should be for the walkthrough at the end, which is where the readings turn into a plan. If you are buying and cannot attend, we work with the agent and send the report, readings, and photographs directly to you.
What if I already have a quote?
Bring it. We will read it against our readings and say where we agree - whether it names a standard, whether containment is specified, what gets removed versus cleaned, what the drying target is, and whether a single sentence identifies the water source. If their scope is sound and their price is better, we will say so.
