Four presentations of one mechanism
The valley floor — East Ridge, much of the city — gets cold-air pooling on clear winter nights, so exterior walls drop toward the dew point and wet themselves with no leak involved. The high ground — Signal Mountain — escapes that and gets something else: real time spent inside cloud, which keeps exterior surfaces wet without rainfall registering at all.
The newer subdivisions — Hixson, Ooltewah — are tight enough that moisture generated indoors has to be exhausted deliberately, and the failure points are bath fans and rooms conditioned differently from the rest of the house. The slab towns — a good deal of Cleveland — present at the bottom of the wall instead of the top, where ground moisture reaches the bottom plate and the back of the baseboard.
Three constants across all ten
The valley holds air. Cool air settles between the ridges and does not readily clear, so surfaces across the metro dry more slowly than the rainfall total suggests.
The wet season is the cold season. Roughly 54 inches annually, weighted toward the cold half of the year, which is why growth establishes when surfaces are coldest and turns up months afterward.
Hillside crawls have two climates. Cut into a slope, the uphill wall is below grade and damp while the downhill end is open and dry — and the access door is on the dry side.

Is there a travel charge outside Chattanooga?
Not for any of the nine communities on this page. Hamilton, Bradley, Catoosa, and Walker counties are inside our normal radius, and that includes both Georgia towns. Past that edge, travel is its own line with its own number and you hear about it on the phone.
Does the mold problem change across the metro?
The mechanism is the same, the presentation is not. Valley-floor homes get cold-wall condensation. Mountain homes get exterior surfaces wet from cloud contact. Newer subdivisions get tight-envelope humidity. Slab towns get it at the bottom of the wall. That changes what we look at first.
Do you cover the Georgia side?
Fort Oglethorpe and Ringgold, yes, on the same terms as anywhere else. Georgia issues no mold-specific contractor license and neither does Tennessee, so crossing the state line changes the postmark on your mail and nothing about how you should vet a company.
